Union County - Thoughts on Rental Market

Hey everyone!

I've been doing some research on different towns in Union County such as Roselle Park, Union, Hillside, Rahway etc. But I just wanted to get an overall opinion on the rental market in that area. I've seen rentals in Union by Kean University and the train station for around:
$1,600 for a 2 bedroom/1 bath
$1,800-$2,000 for a 3 bedroom/1 bath

I've been targeting towns that have NJ transit routes as a way of a selling point, but just wanted to get a general opinion on the rental market out there. Looking for a 2 family to house hack around the 400k range and trying to analyze potential deals as accurate as possible!
