Thank you for the replies and the links. I think the only thing I will be able to offer her is support and advice. I sure hope she doesn't go with the crappy property management company who manages the building on the other side of my property.

I currently own and manage several properties that I plan to hold long term. Recently an owner/neighbor approached me about managing their property. I am not a licensed real estate agent, and it is my understanding that is a requirement? Would it be possible to structure the contract with myself as a leasing agent (which is their primary concern)? Does a leasing agent require a license? I have a vested in the property as it is adjacent to one of my own. Any suggestions about how to proceed would be appreciated.

1-4 unit buildings qualify for the 3.5% down payment. The downside is the now permanent PMI, so you would want to refi when you have some equity.

Could you do a master lease with an option instead? That way you can rent it at a profit, then decide later if it makes since to buy at the option price. I have not done this (yet), but I think it would work even if the house is upside down as long as the spread between the mortgage and rent is substantial.

I believe that some of the corporately bought properties will not be sustainable. I think they are buying faster than they can renovate and manage the properties. I have heard that they are buying some properties at or above market value, but they have very deep pockets. I’m no expert, but I think eventually some of those properties will come back on the market at discount. I believe that they may also be artificially inflating current prices in the faster appreciating markets.

I recently read a book. I think it was titled $1million dollars by age 30. Majority of the book was about his ultra frugality and how he invested that into real estate. Sounds a bit like your story. I think of myself as frugal (my wife would use another word) but this guy took it to the extreme. Maybe something you want to read.
