Property management for a neighbor investor

I currently own and manage several properties that I plan to hold long term. Recently an owner/neighbor approached me about managing their property. I am not a licensed real estate agent, and it is my understanding that is a requirement? Would it be possible to structure the contract with myself as a leasing agent (which is their primary concern)? Does a leasing agent require a license? I have a vested in the property as it is adjacent to one of my own. Any suggestions about how to proceed would be appreciated.
