What is the name of the new dumpster guy in Louisville? I met him at a real estate meet-up, but can't remember his name or company. I usually use Chris with A 10 Yard Dumpster, but wanted to explore my options.

Repairing cracked plaster, painting, replacing some light fixtures, replacing appliances. I hired someone to clean, so no cleaning! I will be there till about 4 o'clock today, if you are interested.

I use Eastern. They have put in 4 systems for me without a problem and very reasonably priced.

Brian G. I did not refinance it, it's still an all cash deal. I believe I could finance it for more than I have in it, but would rather have the greater cash flow for the time being and I'v built up enough reserves to do another similar deal. I am considering using this property and some additional equity as leverage to buy a larger multifamily, but haven't yet found a property that I'm interested in. My goal is not to have a ton of properties, but to have cash flow to exceed my expenses and leverage reduces cash flow.

Dan Close it turned out alright. It took longer that anticipated, but on the positive side I was able to cash flow the repairs and build up my reserves. I will hold this property free and clear unless I use it as leverage to buy another multifamily. I am all in this deal at $38K and it rented for $930/month a few days after listing. Granted I did everything myself except the HVAC and roof, so I earned the equity in this one. Now I'm looking for another deal.

Can a real estate agent represent the buyer and seller? I didn't see any previous discussions on this topic. Would they be willing to accept a slightly reduced commission for working both sides of the transaction?  I am interested in this from a buyers perspective and I understand that this would put more of the due diligence on me and I would want my inspector etc.  Has anyone done this? Thanks for any input!

Thanks for the inspiration!  I love seeing different paths that people have taken to FI, and that you knew when enough was enough.

Do you plan to maintain the deal structures, or buy out partners over time?  Seems like a lot of partners and investors to meet with, but you did say that you had a good attorney for your partnership agreements.  Have you been sued by any tenants or partners? How many hours per week do you work managing of your properties?
