@Isabel G. I got started the FHA rout and it has worked out nicely. I also agree with @Will Barnard that education is key, because mistakes in this game can cost you big.

I was incredibly nervous when I started out, just thinking about all the "what-if's." You have to manage your risk and find out where your comfort threshold is. With my first investment, I wanted to know if everything went wrong and I had no tenants indefinitely that I could cover the cost of the property from my job. Since then my confidence as a landlord and investor has grown exponentially.

Thanks for the quick reply. I'm familiar with that process as I've denied several people for information contained in their credit report. If its not based on credit in anyway, can I deny them without giving explanation?

I would like to deny an applicant based on a reference from a previous LL. He believed the tenant was involved in illigal activity. The LL asked me not to disclose that he provided the information. Question: Can I deny and applicant based on a reference without disclosing it? The candidate meets all of my minimum rental criteria, his references just didn't check out.

I agree with Joe. If they know they are not receiving their deposit back, what incentive do they have to not damage your place on their way out. I will usually return half of the deposit if they leave the place clean and undamaged.

I think the easiest way would be an FHA financed owner occupied multifamily property (1-4 units), but you will still have to put down 3.5%.

I think you should schedule a meeting with both of them to clarify if they are both moving out or if only one of them is moving etc. I think more communication is always better. But they are both on one lease and one of them gave notice? I think you'd be hard pressed to get the other one to have to uphold the lease legally. I'd get it listed asap and move on. Be nice and try to get them to allow you to set up a few showings so you can get it rented asap. I usually find it easier to rent something that has furniture in it because they see how they can arrange furniture and the furniture may hide some of the blemishes...
