@Max Edward you can still qualify for a FHA loan if you are self employed.The lenders will need full docs (IE tax returns, bank statements, assets, etc). All lenders that participate in FHA products are governed by their guidelines. I would say speak with 3-4 and do your due diligence on them and make a decision who you would like to go with based on customer services.

Have you ever considered a fha rehab 203k? This loan program allows you to buy a home with the intent to rehab and live in. This will allow you to buy a home that needs repairs and it's all backed by the govt, in addition, there are great minimal downpayment requirements. Furthermore, in your post you mentioned one of your expenses would be HOA fees. You could look at homes that do not have HOAs.

@Ryan Saulle I would say south florida in a whole is great for Air bnb. The only city with major crackdown and massive fines is Miami Beach, because there hotels and tourist lobbyists made it that way. I would say stay way from condos as well. most HOAs have a minimal rental period that is counterproductive in the Air bnb business model. During the super bowl weekend in Wynwood area, in 2019, I rented a SFR for 3k per night for 7 days. The home was modest, 3/2, 1100 sqft, no pool but with transportation accommodations. @Jake Silverman SFLA market varies. Per your class B area and house hacking strategy, I would suggest palm beach. The prices in that market are slightly lower than dade and broward county. @Mike Terry I would say there are more inventory than buyers right in the market. I have helped investors buying condos between less than 100k with 1k plus gross income. The part I ensure these investors understand is the HOA fees. Generally speaking, the HOA fees are 3%-5% of the gross. In addition, I offer asset management and PM to theses investors. Keep in mind there's no lawn care services, no major capX reserves and the community usually takes care of the pest control for the entire building(s). There are plenty of deals out there for those interested in the condo market.
