@Nicholas Monroe thank you for the feedback. I completely understand, there will be opportunities out there. Historically our market and real estate generally has a 10-12 yr correction period however covid has threw a wrench in that historic data. Our last major correction was 2008-2009, we are at the peak of that correction period. I would say that with interest rates being at a historic low, renters are being converted to buyers. Thus, more buyers to buy those “affordable homes”/“distressed homes.” I would be more than honored to discuss with you further. @Nicholas Monroe nice to meet you. Agreed, networking is key to your net worth. While I don’t want to discourage your quest to network with wholesalers, I do want to caution you. FL is in such high demand, it’s hard to find deep discounted assets to wholesale were everyone walks away from the table happy. Not to mention it’s illegal to broker deals without a license. Now, if an individual has an asset under contract and wants to reassign it that’s fine but as a consistent business model, from a wholesaler standpoint, all it takes is an individual to complain and that wholesaler could be handed hefty fines. However, if you are the true owner of the subject, that’s fine (to wholesale that deal). Look up 475.42 and 475.43 Fl statutes. 

I would highly advise that you network with licensed individuals whom can help you identify assets and add-value opportunities in this market. If you have any questions and or concerns I would be honored to help.

@Christneve Hylton one word, competitive. Local, foreign and domestic investor are buying MF within 21 on average after it hitting the market. In jan2021, sales were up by 130% from jan2020. In our market, condo sales set the bar for other assets.

I’m not sure what you mean by bad weather. In Fl, we have the most consistent weather (70 degrees plus, 90% of the year) than any other state. The only odd time of the year is hurricane season which is only seasonal and we get weeks in advance knowledge. We also have great tax benefits. Our housing market is one of the highest appreciation states in the country. In terms of your statement, “Plus I want ocean view or water bay view”, do you want an investment property to rent out or a home for you? At your earliest give me your thoughts.

I would suggest you ask the seller and or the HOA if they allow air bnb. Some HOAs don't allow daily rental because they perceive this business model creates "transit" environment for its residents. In addition, the HOA fees are apart of your monthly expenses so make sure that is included in your monthly fixed expenses. Most investors I know, no longer buy condos. The NET after all expenses, with HOA fees, and debt service(if you have any), is not too attractive. I hope that helped you if not I would be honored to discuss in further detail. All the best.

@Jessica Rosenberg I can help. Allow me to ask, why would you rent vs buying the property from the landlord? There are plenty of homes for sale and I can help you narrow down what homes are zoned as ALF approved areas. At your earliest please give me your thoughts. 

@Axel Ragnarsson, you will have to bring it to code. post acquisition the city will come out and ensure all current codes are up-to-date.
