@Joe Petkauskos, I would advise to get preapproved first. As an agent here and an investor with 74 rental units, it's important to know what you can afford. This will allow you to focus on the markets that fit your budget. I would be honored to help answer your questions and or address your concerns. I look forward to hearing from you soon.

@Felix

@Felix Piper, thank you for the input and your question on this platform. I would have to echo what everyone else said. Real estate will always need a home vs everyone does not need (invest) in stocks. Furthermore, in real estate you can always increase its value vs with stocks you are subject to the market. For example, with stocks, a high net worth individual (a celebrity) can tweet, ''I hate apple products" and you could see their stocks decline in value. In real estate, for example, if you add a pool, redo the kitchen, the value of that home will increase in value.

@Gregory Carroll

Good morning, nice to meet you. I First and foremost, sorry to hear about your dad passing. In terms of a number, it depends on the area. For example, if the home is in south beach the end buyers would expect  24k gold ceiling blades (lol), now if it's in a market more in land (sunrise, coral springs, etc), you could potentially get away with light rehab. i hope that helps.

@Christian Weber the first question I would ask myself if I were in your shoes would be, “what do I want; 2x-4x my money in a short period of time (rehab projects) or do I prefer to build long term wealth (rental income)?” Once you have that conversation interiorly, then I would advise you seek an investor friendly agent and one with years of experience then said agent should be able to help you.
