Hello Everyone,

I would like to express my appreciate for a website like this and a forum that is interactive with like minded individuals...(not to mention free and no spam emails after signing up).. As I been reading through the posts I realized my questions were answered but all dated in past years. The real estate industry constantly changes. So my questions are as follows:

1..Where can I find active (end) buyers, investors, cash cash buyers?I tried to look through section8.com, public records, etc. All these resources has some connections with a realtor firm.
2. Where do I find affordable properties (listings)? ($0-50k). I tried banks' websites, craigslist. I want to speak and negotiate with direct owner; due to my lack of financial resources.
3..If I open a credit card and use the funds approved and drop into my saves thus showing the potential owner my proof of funds do I have to show a constant deposit for several months? Three months of additional income or is the amount in the account more important?

Thank you all for taking the time and reading my LONG post. But like everyone here we care about our current status and more concerned about our future.
