have any buy and hold investors had much success with using yellowletters.com to find leads. i am in philly and i was thinking about targeting absentee landlords. i invest in lower income areas and i know those neighborhoods tend to chew up and spit out landlords this is why i was thinking about yellowletters to absentee landlords. 

your thoughts BP?????

Hi David thanks for the offer. I am a electrician/buy and hold investor from philly. I would like to extend the same offer to you and anyone else in the BP community . My most recent property rehab has all the existing duct in the walls from the old heating system but the furnace and all the ductwork in the basement was stolen. So I'm looking for some help sizing the main trunk line. There are 3 existing supply ducts that start in the basement and go up through the walls. Each duct supply's two different rooms the living rm, dining rm, kitchen and three bedrooms. It's a well insulated 900 square ft row home. Also in J. Scott's " the book on estimating rehab cost" says a ROUGH way to size a furnace is to multiply sq. ft. By 35. That being said I guess a 32,000 btu would be what I'm looking for?? Thanks again David!!!!........this is why BP is so special and unique!!!

joe i also invest in 19134 and i use allstate in ambler pa. they insured my first 4 then they had to switch me to their sister company american modern for the last two because i havent been with allstate for more than 4 years. im not exactly thrilled with them at this point. great customer service but the sister company is not that investor friendly

whats up BP community im a philly buy and hold investor and im looking for some help. im basically trying to find out how much equity a potential motivated seller has in their property or if they have paid off their mortgage all together. I think i can use the Philadox program on phila.gov  has anyone out there used this tool and do they have any tips on using it. thanks guys

yes rikki 19134 is rowhomes its the kennsington/port richmond neighborhoods of philly. i am originaly from kennsington so i was familiar with the area.also my mentor started in that area so it was a good fit for me.

gloria thanks for the advice i plan on going to sit in on the next auction to get a sense of the whole operation

Hello BP community!,,my name is matthew i have been a member for about a year but this is my first post. what gold mind of information BP is!!! well im a buy and hold investor in philly. i have been at it for about 3 years now and i have 6 properties in the 19134 area mostly in the harrowgate section. my rents go from 700$ to 900$ a month my average purchase price is around 25k and i usually put about around 8k into them. i purchased my last property at auction and I really want to get into sherriff sale auctions. i am looking for some feedback about your experience with philly sherrif sales. i am not positive yet if i want to go the tax lien route or mortgage deed route. i attended the free course at the sherrif dept. but was looking for some first hand knowledge. Thank you.....BP ROCKS!!!!!
