@Derek Dombeck yes great point for me it would be a buy and hold . I know you can offer a little more with seller financing and it still work for both parties

Hey BP how does one know how much MORE they can offer on a Seller Financed deal as opposed to traditional financing ? Is it just minus the fee’s , closing cost and interest over the length of the loan?

My houses have been under a two year lease with PHA from before that chart came out but I have also never applied for a rental increase .oh yeah and my two bedroom houses I have tenants with one bedroom vouchers but I really like the tenants so I don’t mind leaving money on the table

So I have had an overall good experience with Sec 8 in 19134 . I would get plenty of inquiries from tenants off of GoSection8.com that’s the only site that I would advertise on . I do a $40 app fee that covers a credit and background check and schedule everyone to see the house at the same time on Sunday mornings due to a lot of people just don’t show up. Then I would give them an application to take home and fill out and I would pick up at their existing home and that would let me get a good look at how they were living and how they take care of a house

I’m getting around $975 for a 3 bedroom in Harrowgate and around $830 for 2 bedroom (section 8)

There is plenty of opportunity in 19134 and it’s only gonna get better research Shift Capital and take a look at what they are doing in the neighborhood

Hey has anyone in philly ever signed a “mutual dissolution of lease” with a section 8 tenant? I’m wondering how it worked with dealing with the Housing authority.

hey BPer's i recently failed a pha section 8 inspection because of a bulge in the brick exterior. the inspector told me i need an engineers report. i never had to deal with an issue like this before. i was hoping someone could point me toward a good engineer.
