What up BP

I’m looking at duplexes in Philly and I’ve heard there is a lot that are illegal. I see a lot that were typical Philly rowhomes that were converted into duplexes and then there are more small apartment style that look more legit. My portfolio is a mix of private and section 8 renters in single family homes so I guess I’m looking for some insight before I buy a duplex and then find out it can only be used as a single family home.

Hey BPer’s

So I’m curious what a private lender deal looks like from the lenders end? If I was to lend 50k to an investor that’s buying distressed properties and flipping them and cherry picking the best deals for his personal rental portfolio would a 10% return over a 12 month term look like a good deal and what terms could be put in to protect my principal loan

@George Trosley III the neighborhood is appreciating very nicely and it’s book ended by Kensington Courts on Lehigh as well as some upcoming projects on Somerset and Shift Capital’s J-Centrel in Harrowgate to the North as well a huge renovation of the Sterling paper mill on Castor ave

@Collin Corrinton that’s kinda what I wanted to hear is some examples of how seller financing allows you to be more creative to finalize the deal. Making the deal work for both sides in a way that may not have been so obvious to the previous investors.
