Hey Bp'ers I'm switching accounts and the first one I talked quoted me at 1200$. That's almost four times more than I ever paid before. I have 6 rentals and my primary residence and me and my wife both work but that still seemed high?

hey BPers so ive been going back and forth with the owner of a single family home next door to a rental of mine in philadelphia 19134. i brought up seller financing and we agreed to a price and for him to carry back the mortgage. the only problem is i have no idea what to do next!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!

agreement of sales?, title search?, go down to city hall and record the contract?? im sure i can stumble my way to the finish line but i was hoping this wonderful community of savvy veterans had some great guidance to spare ......................THANK YOU in advance everyone

whats up BPer's happy 4th of july!! So im a buy and hold investor from philadelphia. I primarily invest in lower income sec 8 row homes and I have used the BRRR(buy,rehab,refi,repeat) method so far with the help of a small bank. I would like to add seller financing to my tool belt. My question is what does a seller finance deal look like? I know there is probably a ton of different deals you can do so i guess im looking for what different strategies are BP members having success with. Also what if the seller wants to be paid off in 3yrs how would you structure that?thoughts on down payments?how to pitch seller financing to a seller that knows nothing about seller financing? All i know about the subject is what i've listened to on the podcast but i would love to hear a dumbed down anatomy of a seller financed deal because im a big dummy..lol!!

Thanks for the great feedback guys!....I totally agree about about keeping comps close. Especially in that neighborhood. I mostly invest on the east side of Aramingo and that's a totally different world for only being a few blocks away.

yeah john the michael Quarles podcast might be my favorite. i have six rentals right now and getting financing is becoming harder and harder also i am getting pickier and pickier with the deals i want to pursue so i figured a direct mail campaign could land me a great subject to deal. this way i could get the deep discount with built in financing. although i have never done a deal subject to but i would love to add it to my arsenal.
