Hey BP I’m planning on selling a couple houses one has a long term private tenant in place and the other has a long term Section 8 tenant in the middle of a two year lease. What are some good practices for navigating situations like this? I’m not sure legally what I’m responsible for ?

So I’m looking for an intermediary to help me with a 1031 exchange in Philly. Also any advice for this is my first time attempting an exchange. I’m looking to sell 4 houses and buy an investment property down the Jersey Shore

@Victoria Pham this is not my first property but in the past I've used the BRRRR method on single family rentals with my own cash. I'm looking into doing my first direct mail campaign and I want to be able to close fast and while putting the least out of pocket. I'm still figuring out the best route for financing where I could repeat the process and not deplete my funds. I figured that I would start reaching out to BP and some hard money lenders so if I need to use someone I'm not scrambling to find a lender
