For that level of cashflow just buy a turnkey from memphis invest fully rehabbed no water damage.

Once the tenants turn over in a few years if its 2-5K per house x # houses, you'll have to report back on updated ROI. Best of luck!

Just my two cents if im a buyer touring the property, understanding I’m in Maryland and don’t know your market, I’d want it to be more turn-key.

Missing fridge = $$ and annoyance for me to purchase

No blinds/privacy anywhere in the house = $$ and annoyance for me purchase

No glass installed around the shower = $$ and annoyance for me to purchase

Ugly fan above bathtub, cover with white register?

No washer dryer in laundry room = $$ and annoyance for me to purchase

Looks great though in many aspects

I’ve only done one flip and it was gut wrenching while it sat on the market and was ready to drop the price, but then three offers all came in at once lol.

You can always hyperloop between your home in DC and investments in Baltimore.
