@Russell Brazil @Andrew Smith  Just my 2c I throw up in my mouth a little when I see a home in the DMV area ascetically ruined by solar panels 

 Once the technology advances and a battery pack can take me off the grid I will be more interested but currently I just think they are ugly

Oh and I forgot downtown Bethesda, possibly the best choice for young people, but also the most expensive

Last question I got before maybe we move onto the fire round is like what do you look for in terms of these deals for metrics, like are you, if anything just you know makes you a certain amount per month or a certain overall return for your investors, an Internal Rate of Return (IRR), or how do you look at that?

Best Ever Joe:

Yeah, uh, at least an 18% Internal Rate of Return on a five year sale, so we have it for five years, and then we sell it at year five, we want to to our limited partners, to our investors, we want to have at least at 18% internal rate of return.

If I was young and moving to Montgomery County I'd look at Downtown Silver Spring, The Pike and Rose area (Rockville), the area around Grosvenor-Strathmore metro, and maybe the Crown in Gaithersburg further out but still accessible to metro.
