I know a few good ones, they don't work on weekends though so I wouldn't be any help until Monday.

welcome. I'm going to go out on a limb here and suggest you get your finances squared away first. Look into something like a Dave Ramsey or equivalent that you're comfortable with. Once you have a budget down you can start figuring what strategy works best for you, learn more about what areas you find interesting and go from there. Learn all you an in the meantime

 That's a tough neighborhood BUT I believe you were right in the areas revitalization happening. I think your property's neighbors become your personal resource. 

Here's the thing about our market, you wanna cashflow? Don't think you're going to do it so easily outside the tougher neighborhoods. That area is very similar to others within our metro area. Lower priced properties that either cashflow or are close to cashflow are in tougher neighborhoods. Period. So what. 

If the deal makes sense to you, execute and profit.

my first suggestion would be stop advertising you have X amount of $$$ publicly. 

Determine what you want to do, then research based on your wants and needs without the $$$ being a publicly made fact. 

Snakes will come out of the woodwork if they smell someone with $$$ and not sure what to do with it. 

Consider re-asking the question: where is your investing dollars getting the best bang here in Phoenix etc.... No mention of $$$

In the meantime, connect with a lender, interview realtors and look to get referrals to financial planners, tax/estate planners. Leave the fact that you have X$$$ out of the equation either initially or all together. We're all humans, the responses you get will vary if people know this about you. It will go from serving you to serving themselves.
