@Greg Johnson, the above are great answers. I'm assuming you're using Pioneer Title up here on Payson? They will help you with the title insurance issue on whether it being void or valid when transferring to a LLC. The question on whether cash or financing is key here.

There is a ton of advice here on BP to help you out with all aspects of your goals. I agree with most in that starting, consider what your long terms goals are and then plan for that. It may not make sense to start with an LLC but search here on the forums, gain additional information then sit down and interview a few different tax planners in the valley.

I'm not sure this is what you're looking for but it may apply or at least be helpful. The Nation Association of Realtors does a lot of localized market research and publishes it online. You would go to Realtor.org (not .com as that is for consumers). At the top of Realtor.org they have a Research and Stats tab. I have poked around in there before. Hopefully they have what you're looking for.

@Jayden Pudney, I'm confident most, if not all your questions are already answered here in the forums. There is a ton of people here on BP from the Valley. 

I would also suggest connecting with a few here and I believe there is at least one or two meet up groups here on BP for the Valley, even one for Tucson too, I believe.

Rentals are red hot in the west valley right now. I find it insane how much tenants are willing to pay and how incredibly fast they go. I've been a fan of turn key rental flips in the west valley for a while now. Great area for that.

Welcome @Jacob Tracy! Interesting position you seem to be in, one of which seems like a win either way. My .02 cents would be to go after the income producing property. Like Richard said, a VA loan on a multi is absolutely a win/win. I keep seeing a bunch of multi's that would work incredibly well in our market, here in Phoenix.
