Post: San Diego - buying a house to live and rent

I am looking to buy a home to live in with my fiancé. We want to be within a 20-30 min bike ride to the beach or shorter. Somewhere with some kind of yard is desirable as we have two dogs. The biggest thing for us however is to have a small carriage house or a guest house or something convertible into a rentable/livable space. I like north county a lot does anyone have some good recommendations to start searching for something like this to buy in that area. We are 25 and looking for some here with some young people too. If not north county OB would be fine and probably cheaper! If you have experience in this area owning and renting out a part of your home I'd love to chat!

I am torn right now whether or not it is a good investment to buy a tiny home or a trailer home or a van converted into a tiny home: Tiny home: - I will need to purchase a truck to trail this or hire a mover to trail it to the places I live. Will I be able to sell the tiny home for a profit or break even in a few years? Maybe buy a property to put it on and rent it out? What is the best way to monetize it if I don't want to live in it full time anymore? Trailer home: - I will need to purchase a truck to trail this. Will I be saving any money with this on property I'm renting to keep it on to live in vs just renting a house or apartment? Van into a tiny home: - will I be able to sell the van home in a couple years for anything? Is there truly any savings here? I will invest in a van that only depreciates and will have to pay rent on land that I keep it at and will most likely never be able to permanently park it and make money renting it out like a would a nice looking tiny home... What would be the best option for looking to save money and have something I could monetize down the road? Thanks!

I am 25, and I am looking into buying my first home to rent out as I'm always traveling. I am a bit nervous to buy right now since the market has just climbed since 08-09... any insight, advice, predictions, sentiment?
This will be my first property to buy and I am not sure if I should keep my money in cash until we get a big dip again. The horror stories from 08-09 are holding me back. I am not in any rush at the moment also...

@Lee Ripma and @Wei Xie I am not looking for beach front I am fine with a 15-20 minute commute... I saw rental averages outside of SD (15-20 min) that were $800-$900 for one bedroom. With that in perspective, I'm sure there is something I can work with... maybe it doesn't have to be 15,000sqft but something with enough room for a 500 sqft tiny home.

Hey! I am looking to buy a small property around SD. I want to then build a tiny house on the property. I am looking for something that has a good view (preferably water) and it can be 15-20 min away from the water.

1. If I am looking for a small property, around a 15,000 sqft to a half acre, how much am I looking at spending with having a view that I described above? 


2. How is the tiny house market out there? We are looking to build at most a 500sqft stationary home. My fiance and I both work online. She brings in 40k a year and I bring in 70k a year.

3. How bad are my taxes going to be out there vs. buying right outside of Denver? We are pretty frugal and good at saving so my only concern is getting taxed like crazy every year.

Hey all! 

I do not know if Denver is where I will be living forever. I don't even know If I will be living here by January. I have been here for over a year now and can not make up my mind because San Diego is where I want to be. I ended up making friends here so its hard to leave. 

In any event I do not want to keep paying rent. I can not stand paying rent when I can be paying off an asset. The place that I am in now I can sublease, so I have been thinking about just getting a house here (preferably a duplex) so that I can start putting equity into my life. If I decide I want to move in a year or less I can always rent it out, right? 

I don't know what the smart move is here because I do not know where I will be in a year from now-- I might be here still paying expensive rent or I might be in CA. Not to mention Denver real estate is sky rocketing so I can either be making money on an appreciating home or just keep renting at high prices.

Really tough decision but I'm leaning towards buying a home here in the Denver area and if I move rent it out and get a home in San Diego.

Any advice/insight would be MUCH appreciated!

Hey Everyone!

- I am 24 years old

- I make around 80k a year (no kids)

- I have about 20k cash that I can invest right now

I am currently living in DT Denver and I am paying rent. I want more than anything to have a tiny house in the mountains. However it would be more of a vacation place or weekend home. I work in Denver so I don't want to have to commute everyday if I lived in the tiny house full time. Also, I plan on moving to San Diego area in a year from now, but I will still take plenty of trips back to the mountains (my fiancé is a flight attendant so flying is no expense) So, my questions...

1. Is it smarter for me to buy a home that I permanently live in before getting a tiny home for vacation?

2. Would it be very expensive to buy a small plot of land and build a tiny home outside of San Diego?

3. Should I look to get a house in Denver and when I move rent it out since Denver is just booming? Then when I get to CA do a tiny home?

Any recommendations, suggestions etc please fire away!

I am going to be moving to the SD California area in June with my job.  I want to purchase a duplex and rent out one side while I live in the other side.  I am very busy with work so I would also need to hire a PM.  Here are some of my questions and concerns.  Please feel free to add anything that might add value!  

The RE market has been crushing it and CA is very expensive- so should I wait until the housing market drops?  

What are some things that I need to be aware of with investing in CA?  Is a duplex a good idea?

How much am I looking at paying if I want to be in a safe environment?

How much am I looking at paying if I want to be within walking distance to the beach?

How much of a down payment will I be looking at, and how much should I have available in general?

I know that these are vague but ANY insight would help!
