San Diego - buying a house to live and rent

I am looking to buy a home to live in with my fiancé. We want to be within a 20-30 min bike ride to the beach or shorter. Somewhere with some kind of yard is desirable as we have two dogs. The biggest thing for us however is to have a small carriage house or a guest house or something convertible into a rentable/livable space. I like north county a lot does anyone have some good recommendations to start searching for something like this to buy in that area. We are 25 and looking for some here with some young people too. If not north county OB would be fine and probably cheaper! If you have experience in this area owning and renting out a part of your home I'd love to chat!
