Buy a Duplex in California?

I am going to be moving to the SD California area in June with my job.  I want to purchase a duplex and rent out one side while I live in the other side.  I am very busy with work so I would also need to hire a PM.  Here are some of my questions and concerns.  Please feel free to add anything that might add value!  

The RE market has been crushing it and CA is very expensive- so should I wait until the housing market drops?  

What are some things that I need to be aware of with investing in CA?  Is a duplex a good idea?

How much am I looking at paying if I want to be in a safe environment?

How much am I looking at paying if I want to be within walking distance to the beach?

How much of a down payment will I be looking at, and how much should I have available in general?

I know that these are vague but ANY insight would help!
