@Kyle Kufeldt Thanks man, I really appreciate the feedback.  I told them it was for research but I don't want to have to use the same pitch every time.  Also I had to go to the boss in order to get the approval before I was handed the records.  Any good suggestions for "why" I need to access the records when I'm harassed next time?

I appreciate everyones advice!  I have a question however.  If I put down a down payment of lets say 20%, then I feel like it would take around 20 years to pay off.  Is that the most efficient way if you can not buy the property outright?

My local courthouse told me that I can not use estate probate records for self gain. Would using them for finding motivated sellers be considered self gain if I'm helping them liquidate their property? I was asked multiple times why I needed the probates and I said for research but I can't use that same excuse forever... Any suggestions?

@Andrew Johnson  I appreciate the help!  I will contact him for sure.  I am still in the process of picking a location and I still have quite some questions.  Do you have any specific areas to consider around the Denver area?  Also, do you have any realtors that you would recommend?

I am 23 years old and I will be graduating College in May.  I will be living in Denver CO and I am looking to put a down payment on a duplex.  I want to live in one side with my buddy and rent out the other side.  I will have a salary based job for income.  Does anyone have advice, insight, and or recommendations.  Videos to watch; books or articles to read?

Rick Harmon--- I understand the Federal Freedom of Information Act and I understand that this is in a sense an advantage to having leads that are more difficult to come across because it eliminates a lot of competition.  However when you are denied, such as I was, and told that it could potentially be illegal to have access to this information for self gain then obviously I will have questions regarding the legality of the matter.  I am not an attorney and my knowledge of the law extends as far as the internet allows me to.  

There is a database, yet it is set up in a way that you need to know the last name of the person you are searching and that is the extent of the "data field criteria" for my county.  There is no query that allows you to search anything more specific than first/last name, therefore I am searching through estate probates that date back to the 1980's and if you could imagine how extremely big that list is you would understand the inconvenience side to my argument.  

I am not lazy and I work hard and diligently.  I know there is a more efficient way to do this and that is why I am seeking advice.
