@Sebastian Marroquin yeah I am one of those. I agree, I should go for it unless I find its not worth it in the end. I have a feeling it may be worth it because when I saw it nothing major caught my eye, though I am a rookie too

@Mike M. Was built in 1920s. They recently put beams on it as it would not sell well earlier

Potential SF property for $70k, rent would be $800-900. Upon reviewing paperwork, noted that the foundation is check to have issues and cracks on the wall. Should I even waste my time and money paying appraisals etc or just walk away?

I expressed desire to obtain the property and got paperwork indicating there is foundation issue that has been reinforced with pillars in the basement. I’m thinking foundation issues are a big deal?

I have 1 SF property in small town that we purchased for $114k renting at $995/mo. Just found another SF property on same street on sale, owner agreed to $70k 3bd 2.5 bath. Would rent $859-900. To my analysis seems like a fair deal, but I’m just here second guessing my life about it! Other one rented right away so I am thinking it won’t sit long. On Zillow it’s 1000 E 1st street Fairmont MN. Any advice I’d HIGHLY appreciated. Am I missing something?

I thought there is a way to evade closing cost fees whether upfront or being rolled into the loan
