Got SF 5bd/5bth I’m moving out of and plans to rent out. There’s no rental licenses available in my city, is there a way around this? Property management won’t do it without a license.

Lived in this property 5 bd/5bth 4K sq feet for few years and moving for work. Ideal is to rent it out using property management(great terms in my area), BUT they require rental license. My city has none available. How do I still rent it out (prefer 12 months contracts)? I'm open going without rental company too.

How do I handle it? Accepted price $40k over appraisal value, was to close in a week. What do I do?

Help me decide. I have 15 yr morgage with 50k equity @4.25 interest being rented with $90 cash flow that I want to refi.

A. Cash out 14k, interest 2.85 but pay $5k closing cost switch to 30 yrs. monthly payment drop by $300 (cash flow up)

B. No cash out, interest 3.25 pay $2k closing cost, switch to 30 yrs. monthly payment drop by $375 (increase cash flow)

A or B? I need to stretch the loan to 30 ye for cash flow (currently $90 with 15 year). Planning on selling the property in 2 years

I found this property next to my brothers house that he told me had been in the market for > 4 years, currently bank owned. Agent listed told me he tried to reach bank without luck. Want to pursue it.

As the corona virus 🦠 continues to disrupt industries, it has affected mortgage rates for the “bad”. last month I got a property at 3.5% on 30y. Currently at 4.0 investment property @30y. I’m closing on a triplex and my banker called to tell me rates went up by 1% of what we were anticipating in just 4 days!.... should I hold off? Take it as is? Is it going to go higher? Lower?

What are you guys doing?
