Overcoming cold feet 🦶

I have 1 SF property in small town that we purchased for $114k renting at $995/mo. Just found another SF property on same street on sale, owner agreed to $70k 3bd 2.5 bath. Would rent $859-900. To my analysis seems like a fair deal, but I’m just here second guessing my life about it! Other one rented right away so I am thinking it won’t sit long. On Zillow it’s 1000 E 1st street Fairmont MN. Any advice I’d HIGHLY appreciated. Am I missing something?
