Finally ready to move in our very first tenant in February. We have a few quite interested, however we do not have a real application form. Anyone out here willing to share what they have? We otherwise used sample templates from google. We don’t want to miss anything 🤭.

@John Woodrich they are actual duplexes not town homes. Turns out there is no HOA and the owner is our senator and they are liquidating all their properties that they no longer desire to be landlords with his wife... good reason? I don't have a realtor who can help. Planning to attend some RE events to connect with people

A townhome that needs cosmetic touch up has been on market for a while now and wondering maybe I will be the last one to place an offer. It’s next to my sisters townhouse so I’ve seen it on market for 6 wks. I toured in today self tour. Was wondering if there’s a way to place an offer quickly without really going through the whole process, I have no realtor as I live out of town. Planning to offer 80% market value

@Justin Wotring congrats! How did you negotiate? About to buy my first one but my realtor seem to not understand that it’s an investment property

@Jingwen Dunford why no bankruptcy if you don’t mind me asking? People go through it for various reasons but if they have active jobs with no criminal record or past eviction would they not be good tenant? Just a newbie asking.

@Bud Gaffney 30 years, I learned that it’s being sold by investors who have lots of properties down here in MN but somehow are selling this one, wondering why. I’ll keep matching on

@Andrew Syrios there’s literally nothing to flip. It’s updates and I don’t think it’s worth the price. But then I’m just a newbie down the block 😃
