Hey Javaras, I'm a lender local to the area if you have any questions specific to that side of things. To answer your question though we haven't been offering anything more than usual, just need to qualify with the rising rates.

Also, currently the realtors I work with and myself have not seen any slow down in properties being sold at all. The Cleveland market is very investor friendly.

Hey, Mark. Congratulations! I would just set up a game plan on what you want to do to manage the property, some people find they aren't cut out to be a land lord. Before you close make sure you get an inspection done, have proper financing in place, make sure your math is done correctly to ensure you will have a steady profit, have money set aside for unexpected costs, read over some state specific landlord - tenant laws, and familiarize yourself with the operating expenses for the property.

Hey Jack, if you're finding properties for 20k they will more than likely be in those high crime areas. To add to the list of areas that Andrew provided but on the westside, Lakewood, westpark, ohio city, tremont, and west side of cleveland (w117th st - w95th st). If you are unsure about an area, feel free to reach out, I'm a Cleveland native and would be more than happy to offer any guidance I can.

I would say to wait as its nearing done to get pre approved, however to at least have someone lined up so you can have things moving right away when you're ready. I'm a lender native to the Cleveland area if you have any questions on anything.
