Hey Justin,

I'm a lender who actually specializes in working with investors like yourself. Right away I can tell you that for your situation, using a DSCR loan for either refi's or purchases would be the best route to take for your investment properties as it qualifies you based off of the rent rates and your credit. Your personal debt and income isn't used to qualify.

Hey Andrew,

I can assure you that not all investment properties are a 5/1 ARM, that may just be with the products the lender has available. Most credit unions and banks can be very limited in the products they have to offer.

Even if you were to get a loan using a 5/1 ARM you could always refinance out into a fixed rate as long as there will be a net tangible benefit like shortening the term, lowering the rate or lowering the total payment.

At the end of the day the type of loan you decide to go with will always depend on your short, medium and long term goals as an investor and for each individual property you purchase.
