Lock in on a fixed. Today's market compared to a 50 year average is still historically low so unless you're betting on the rates getting lower than they are currently, go with fixed. However, I would have to agree with Orion, map out your game plan over the life of each potential loan to see what would be best for your situation. I'm a lender local to the Cleveland area if you need a second opinion on anything.

Properties in Lakewood, Tremont, Ohio City and on the west side of Cleveland are all pretty desirable in my opinion. I grew up here and am also a local lender in the area. As someone who grew up in Cleveland and also helps investors in Cleveland all the time, I can assure you that there is plenty to be made even though it snows here for a few months out of the year. As Shane Kelly said in his response, you can remove lawncare expenses during the winter months. The last few winters haven't been too bad either. Just a few days of heavy snow here and there.
