About to close on a duplex. What should I be doing to prepare!?

Hey everyone happy Sunday! Question for everyone, so I am currently under contract right now for my first investment property (a duplex). I was just looking for some tips or things to look out for before I close and things to get ready for when the property is officially in my name. The property is currently fully occupied. Buy "Every Landlord's Legal Guide" by NOLO. It is chock full of good, practical advice on managing your rental. It's written by attorney investors, updated yearly, and includes links to your State laws, which most Landlords never read or understand. Brandon also has a book in the BP bookstore about managing property. I highly recommend you read at least one of them (quickly) and start preparing for all the problems that will come your way.
