My lender is tried & true. I ask all my clients to use him. He's fast & best deals & waive all lender fees for my clients because of our relationship. If my clients don't use him then I still introduce them & let them know he's a back--up. He's saved a handful of deals for me at the last second because the original lender couldn't do it. My business is important to me so I am nervous about lenders especially the ones found only online. If my client opens escrow I want to make sure they close.

Octavio,

One of the biggest hurdles is knowing your numbers. A $100,000 spread is nothing when your wholesaling a $500,000 house. Many wholesaling "deals" come across as simply really good off market properties for regular buyers though an investor has issues with turning a profit. Plus it's important to know timlines it would take to build into a beach property.

I'd recommend looking up Paul Horn, he does seminars that are very good.  You can also pay to get weekly emails of new probate cases.  For me it was worth paying to get those leads because it's so time consuming to get them on my own 

 Alan, William has the best answer in regards to paying for them or going to the county recorders office. 

I'm a Burbank Agent & that was what I found when I was thinking about probated as well.

Definetly open up a title/escrow! Make sure title does a full up to date search & that they will give you clear title. You may want to get in writing the owners release to talk with the two banks to see what extra fees may exist because of any default payments as well.
