Hi Araz, if you need help finding multi-units let me know! I'm in Burbank as well & a realtor. It's a tough area to turn a profit if you want to stay in Burbank as cap rates are very low unless you are putting 30% + down & most entry investors don't, though there are good buys surrounding Burbank in the valley!

as a realtor I run comps based on 20% up & down in square footage & lot. If the house is in a higher price point area, I pull recent recorded deeds in those areas. I also only look at recent sales in the last 90 days & only comparative remodeled homes.

Larry what's the benefit of buying out of state? I was thinking of it only for cost reasons.

Hi! I'm new to this group and a Realtor of over 10 years in Los Angeles area finally deciding to invest in my own wealth then only helping others. So far I like the tie bits I've read on this site and hope to pick up some more info. I am thinking of investing outside of my area since the going price for a tiny home in about $600,000 for a great 2/1.
