Mike,

Never heard someone just going after land! That's a great niche market. I'm sure there are few people who do it and most Owner's probably forget they have it unlike a house which needs constant attention. Do you market the resale to developers? -I'm assuming??

Appraisals will come in close to your offered price even if the appraised value should be higher because an Appraiser will take into account what a ready willing and able buyer will pay for the property. If the appraisal came in higher then your offer, your value maybe right though they won't come in too higher. The regulations are so tight. I have a friend who's an appraiser and if he comes in too high above the offered price especially with an FHA loan the loan will be bumped out as a problem because the Buyer is paying too little for the property and so there must be something illegal going on. I know it sounds weird though an Appraiser doesn't want to risk their job so will account for your lower offer almost as a comp as well.

Does spray foam not work for the 4-plex? Rather than tenting?

legally your Realtor MUST send out the cancelation due to their fiduciary duties to you if you did in fact have them represent you. I would call Escrow & tell them that you are canceling escrow & have them draw up the cancellation as they will have to do a cancelation as well since there is a valid escrow (I'm assuming you have wired a deposit). Let them know you are cancelling due to which ever inspection & let them know your Agent is being unresponsive. 

Granted I do not know what your escrow looks like or how the offer was written. So my Real Estate advice is based on only a few facts and not to be considered the law. 😊 <- that is my caveat to protect my license.

John,

If your open to areas that are not as higher priced like Pacoima and Panarama City, I was working with an investor and showing them condos for $160,000-185,000 & rents up to $1600 a month. So the deals are out there, you just need to search them out. Find a Realtor in your surrounding area who knows how to find the nuggets. I'm in the LA area & Valley.
