@Collin Bryston Adams Absolutely! We use Cash App, Zelle and direct deposit for 9 tenants. Haven’t had any problems with payment issues either.

Rule of thumb; Don’t over complicate it and have different options to collect rent since every tenant is unique.

If it was me, I would keep your LLC open. It can be used as motivation for you.

Plus, from experience, banks like to see that your LLC has been open for a certain amount of time before they would loan you money. You will also be taxed differently(I'm not an account or tax advisor) and there are certain perks but do your research.

Robert Kiyosaki speaks of this not to mention, it’s really in expensive to maintain annually.

Just my opinion.

Lots of good information. You should also consider looking at their outstanding loan balance if any exist.

I personally look at those as well when screening out tenants.

@Dan Heuschele I would much rather cut the snake off at the head than endure a painful eviction.

Now, when the next landlord calls and inquires about this tenant, as a Landlord, it is my responsibility to provide accurate information. This method has worked most effective thus far!

@Joseph Gibbs - Yes, it is doable to acquire homes via VA. I have acquired multiple properties(now rentals) using the VA. The caveat is; You have to live in the homes for at least 12 months. You can also find a bank that can do VA renovation type loan if your goal is to fix it up then live in it. Hope this helps!
