@Hamlet J. I don’t see a problem with Septic. You need to get it inspected and do your due diligence just like anything else.

Being from the Caribbean, a large portion of our homes have a septic tank. I have never heard of any issues growing up.

@Beau Pearson We have over 10 units and use Cash App, Direct Deposits, and Zelle. We offer a variety of options at this time.

Haven’t had any issues collecting rent payments besides the ones that have to be evicted for non payment.

For rental application, we use turbo tenant. Haven’t tried Zillow rental application platform

@Devan R. We both literally live in the same part of Florida and also invest in the same area as well.

I had a similar issue where I had to evict a tenant from a unit. I sent a certified eviction letter and that was enough to get them out.

Totally agree with Nathan G on his talking points.

@Keeshaun King You can try Zillow, Trulia, or Realtor.

Look for similar listed properties as it pertains to size, number of bedrooms, and finishings.

You can also drive the area(s) and look for rent signs and call the landlord to see how much are the rent(s).

@William Ortiz I paid and started with the the Bigger Pockets Florida lease.

I then modified the lease a little to account for certain items that was not covered such as; if a tenant wanted to terminate an agreed upon 12 month signed lease prior to the agreed upon year.

@Lauren Ephrat Yes. You have to put rules in place else they will run all over you. For example; tenants pay rent all online (Venmo, PayPal, Cash App, Direct Deposit) and I explain this prior to signing the lease.

You have to train tenants to abide by the rules and enforce them!
