@Ralphie Hernandez Look to get an investment friendly CPA. For some write offs you will have depreciation, taxes, interest, just to name a few.

You can even get creative and hire your kids.

@Chris Brenner Since slow season is approaching, keep the tenant in place unless they stop paying rent and will force your hand into an eviction process.

Next, clearly communicate to your tenant that having a dirty unit 'is not' acceptable.

@George Murphy Everyone over 18 goes on the lease and has to do an application.

Also, be cautious with roommates. If either one moves out can the other afford the rent payment by themselves?

@Elioe Burgos Jr I have a rental in that area and has been good! Tenants pay consistently but I had to train them to do so.

It will work out as long as you:

(1) Buy at the right price

(2) Find the nicest street in that neighborhood

(3) Recruit and train the right tenant.

@Matt Honeyford Option one seems logical.

@Pauleen B Atkinson I think if their yard was equipped to handle this amount, I would totally not have an issue!  But it isn't the case.  Sad on so many levels.

@Fred Cannon I wouldn't live next to someone with that many pitbulls either especially if they are not equipped to handle it.

@Ryan Hall  Risk vs reward is something we investors hold very close!

@Gary L Wallman I could defintely go that route but I feel funny doing it.  We'll see.
