Post: Need Some Experienced Wholesalers' Advice!

Hey @Isaiah Pearson, for me it depends.

If there is no answer, and I can’t leave a voicemail, I call back the next day.

If there’s no answer and I leave a voicemail, I call back in a week.

If they answer and say they’re not interested in selling, I wait a month and call back.

At the end of the day, wholesaling is all about volume, so if someone isn’t interested, move on to the next number and go find your next deal. Hope this helps!

Hi everyone!

I've been cold-calling like a mad man lately and one of the guys I called yesterday said he's "not against selling his 4 properties as a package deal" and since these properties have tenants in them, he asked me for POF before he would consider showing me his properties.

So as a newbie, I've got a few questions here:

(1) Should I tell this guy I am a wholesaler? It feels like the right thing to do, but I don't know if the distress is truly there and thinking he might not be open to working with wholesalers.

(2) Should I try to get him to split up the houses? Has anyone wholesaled multiple properties on the same deal?

(3) If I tell this guy I'm a wholesaler and he's open to working with me, then I would just transfer the POF to my cash buyers right?

THANK YOU in advance for taking the time to answer these questions!

Post: Wholesaling: Step-by-Step Finding the Deal to Closing the Deal

Hi everyone,

I have been looking for a step-by-step process for the typical Wholesaling deal with no luck. Do any wholesalers want to share what their process looks like from finding the deal to closing the deal? Please be as detailed as possible and include any tools, software, team members etc. that are necessary (or helpful) for someone new to utilize each step of the way. I truly appreciate your input on this!

Post: Any Canadians Living in the US on Work VISAs Still Investing?

Hi everyone,

As a Canadian citizen living in the US on a work visa, I am wondering if there are any others out there who are living in the US on a work visa who own rental properties in the US. What hoops did you have to jump through to get a loan? Or were you forced to go through a HML?

Is there any other advice you can offer for someone looking to invest in their first property here in the US?

I really appreciate your time in reading/responding to this post!

Post: Obtaining Direct Mail Marketing Lists

Hi Everyone,

I'm about to kick-off my first Direct Mail Marketing (DMM) campaign and I'm at the point where I'm starting to compile my list. I've done some driving for dollars and found some hidden gems, but I'm looking for another strategy to fill my list. Please feel free to answer all or any one of the following questions:

(1) Who can I call to obtain different lists for free (or cheap)?

(2) What are your favorite paid sources that you use for DMM?

(3) How many pieces of mail do you prefer to send and how often? (Ex. 300 pieces; monthly)

(4) Any other awesome advice you might have?

Thank you all in advance for taking the time to answer these questions :)

Post: Internationals Investing in the US on a Work Visa

Hey everyone,

I am a Canadian currently living in the US (Jacksonville, FL) on a TN Visa. I am eligible to work here for three years and I have the option to renew for 2 year periods subsequent to my initial term. However, within the terms of my visa, it states that I cannot have any secondary employment. I am very interested in beginning my rental real estate investment journey, but I want to make sure it is legal. If anyone has faced this obstacle or has any insight into the topic, please reply when you a chance.

Hope you're all having a nice holiday!
