Need Some Experienced Wholesalers' Advice!

Hi everyone!

I've been cold-calling like a mad man lately and one of the guys I called yesterday said he's "not against selling his 4 properties as a package deal" and since these properties have tenants in them, he asked me for POF before he would consider showing me his properties.

So as a newbie, I've got a few questions here:

(1) Should I tell this guy I am a wholesaler? It feels like the right thing to do, but I don't know if the distress is truly there and thinking he might not be open to working with wholesalers.

(2) Should I try to get him to split up the houses? Has anyone wholesaled multiple properties on the same deal?

(3) If I tell this guy I'm a wholesaler and he's open to working with me, then I would just transfer the POF to my cash buyers right?

If a seller is asking for POF you're probably not going to get it cheap enough to resell. You're looking for uneducated sellers who don't know the value of their property.
