Hello all!!

New investor. I am currently house hacking and it is going great! I jut bought my partner out.

I am looking to get into the BRRRR strategy after watching the live webinar from Brandon yesterday.

For anyone who has successfully used the BRRRR strategy where have you found the best deals?

I will set a reminder for houses on the MLS with y agent.

Has anyone bought foreclosed houses to BRRRR? I am willing to do the work to find the lists and do all the work if that is the best value to find a house.

Thanks for your expertise in advance!

@Josh Wright

Thanks Josh I didnt realize it was a separate website. It was hard to find a category like you said but I filed it under wood repair.

@Alfred Edmonds

Yes it is pre WW2 It was built in 1912. The wood does look great but you are right I dont think anything has happened to it since 1912 and the wood is starting to go again. I think my house is the last one on the street to not have vinyl. I think you are right the house is very charming. I just want to be cost effective between wood repair or vinyl. I am on the side of repairing for sure. Thank you so much for your input!

Thanks so much for all your responses.

Do smaller guys do 40+ feet?

I have one of those taller 3 story duplexs and the roof goes up to 40+ feet.

@Michael Norris Did you guys like Alpine Builders?

@Drew Johnson Where did you find the handyman?

I have a house in Lakewood, OH in the Cleveland area that needs some wood siding repair. There are spots that are starting to look old.

Couple of questions.

1. Does anyone have any good recommendations on companies that do wood siding? So far I have Sears doing an estimate Thursday and the smaller companies have not gotten back to me yet.

2. Should I just look at replacing the wood with vinyl siding for a more hassle free clean look?

Has anyone come across this decision? I know the vinyl siding will be much more but it might be worth it?

@Lawrence Williams

Super awesome post.

I'm just starting to get back into the real estate game and your article is a great refresher and checklist for the method. Saving this gem for sure. Good luck!

@Joel Florek

You are as true inspiration to all of us new guys who need motivation to stop being a coward and pull the trigger. I live in Cleveland and cant seem to find similar deals that you find.

It seems you found your first deal after college pretty quickly. How long would you say it takes to find a good deal? Also most of the things you say sound amazing but dont make sense to me. How could you possibly put only 6% down?

Anyways I love reading your stories.

Maybe I need to read more into things?

@Eric Geyer After reading this article I was thinking the same thing! I was hoping for buy and hold but now I want to try my hand in flipping but I need to find a team. Plus our market seems very competative right now.

@Kenny Engel welcome to the site. Hope it serves you as well as it has served me thus far in making connections and finding lenders.
