@James Wise I considered the auction. Do I just go to the County website and see what properties they have and what they have listed? Then go to one?

@Dan Shelhamer Looking to get my first BRRRR so this post is inspiring. It seems like most things I have read said you need hard money lending for BRRRR did you use conventional loan with 20%?

WOW! I am overwhelmed by the amount of responses. Thank you so much! I don't know much about houses but want to get better and now I feel confident about these. All you guys are super awesome. @Mike Reynolds Thank you so much for the in depth detail on how these are installed and held into place.  How did I not even think to paint? The tiles are drooping a little so you think if I just screw them they will be more flush? 

Any particular paint recommendations for these?

The roof has been replaced. I think the old owner waited a little bit too long to replace the roof. It looks like there is damage leading up to the third floor and what looks like hairline cracks in the paint that go straight down. Someone said I can sand them down and apply some type of filled maybe mud them and then paint over it. Ill have to take a picture when I get home.

Also I have drop ceiling in my kitchen but there is no place for the tile to rest on. I havent taken them down yet obviously but I dont see how they are being held together or up there.

i Live in a Pre WW2 house. Built in 1902. I have these ceiling tiles. I dont know what they are called but I want to replace these ones cause they look droopy. I just replaced the roof cause it seemed there was water damage. I attached pictures below to get some advice. There also appears to be weird screws in the tiles that look like they have been damaged. 

Anyone know what these tiles are called? If they are easy to replace?

I would like to have a better understanding before I try and remove them and just have a huge hole in my ceiling.

@Brian Legg Keep it up Brian. The hardest part is starting. You will always have people that dont support you but as long as you and your wife are on the same page you will be perfectly fine. I know you said you listen to the podcasts often so like they say. They come across tons of problems. This allows you to hopefully not make those same mistakes.

Also I am a Lakewood investor and started my real estate journey here and am house hacking. It is an older house you are right but it is beautiful. It does attract millennials but it also attracts recent college graduates such as myself way back when that want to live in this lovely city. 

Although if it makes you feel better Parma is also a great area and if you know that area. Stick to what you know to get your feet wet. The Parma SFRs and multis in Parma are cheaper also. 

Let me know if I can help you answer any questions. I see myself as a newbie as well. Im trying to break into my first BRRRR. Scary stuff but its worth it!!

Thanks for your advice. He said there might be a couple spots where water could come in so for the sake of my property maybe I should get it done. You are right it will attract better tenants and although wont add value will be better in the long run

This might be a dumb question.

I have an old house with wood siding. The paint is starting to chip and one piece actually fell off from being rotten. I dont have problems with drafts in the house or have any inefficient heating or cooling bills.

I got a quote to repair all the siding and repaint everything for $7500.

Does this increase the value of my house when I go to sell it?

@Andrew A. Awesome post! Hope you have been enjoying Cleveland. I guess I consider myself lucky to be a Clevelander. Which neighborhoods did you decide to invest in and what info and determining factors did you use to pick Cleveland of all places?
