Thanks for the aadvice guys. I think the money would better be spent on another property or siding...My wood siding is starting to show its age and in some places falling off :(

@Michael Kiley Perfect, thats the same way I was thinking. The windows were going to cost an arm and a leg and much of my bank account I dont think I could justify that as much.

I would rather use that as a downpayment on another rental.

Simple question which I am sure will not be a simple answer.

Are windows a good investment?

I live in a Pre WW2 Duplex. It is three stories and has a lot of windows for natural light. It is beautiful but costly from all the window quotes I got. There are about 60 windows total.

I currently live in the top and rent out the bottom. The estimate for windows is anywhere from $20-40k for the windows which seems terribly expensive for windows. However, some of the windows in my house do not open and others are starting to break as well.

Now the question. Are windows a good investment? How much would I be able to mark up the rent for just replacing windows? 

Any insight is appreciated since this my my first property (House Hack) Should I get the new windows or better use the money as a downpayment on another property?

If there is any information I am missing please ask and I would be happy to answer

@Account Closed I was thinking the same thing as Federico. What property turn key ready was $60k. If you passed on it I may want to buy it haha. What city and area was it in?

I live in a pre WW2 house and the tenant has been living there for five years.

She said the door wont shut anymore like the wood expanded. When closing the door it gets stuck and is so tight it peels the paint above. Upon further inspection I found a bent metal object in the crease. I think she tried to shut it with the metal wedged in the opening and now it wont shut properly.

How would I fix this? Is there a way to adjust the hinges to make the door lower?

@Derrick E. Were yours hanging down a little? I tried some ceiling screws but I dont think there is anything to attach too and I dont want to remove them for fear of asbestos. I guess you cant tell from the pictures but they are hanging

I just read through the whole thread and really appreciate how you answer every single persons question. Thanks for breaking down the numbers. Truly inspired by this. The side hustle you mentioned in the beginning of making about $150k a year was the real estate? Or is that a different start up all together?
