Thanks all! @Jeff Brower I was thinking about Lake county or Geauga county cause I feel like it is more untouched but I do not know that market. I am hoping for a realtor that is an investor him or herself that way they have a better understanding of what I am looking for.

@Shiva Bhaskar I Will DM you I would love to get an outsiders perspective of the Cleveland Market.

@Drew Nashmy Thanks for your reply. I am looking at help with all of those. I am looking to take advantage of a BRRR deal which I am sure I will not find on the MLS.

My Why is to establish a life of freedom. I am getting married next October and want to be able to hang out with my future children but it is a little hard to visualize that since I don't have kids and am not married yet.

What book would you recommend to read next to really pound my why into my head?

I am about to finish "Building Wealth one house at a time" now.

@Collin Schwartz Amazing write-up. Between you and the one Frank wrote up this is honest and hard work that it takes. I realize now that I have not been doing nearly enough work to be successful and need to 10X my work.

One thing I find hard now is finding people but it now seems I just need to network like crazy as you have done.

I am 29 and hope to be where you are some day. That many doors in 16 months is fricken crazy. Great job my man. 

I work 10-11 hour days in the auto industry so by the time I get home it is around 9 PM which is no excuse but I then wake up at 6 AM to stay swole as you have said is important. Guess I will hold off sleeping till I make it 

Thanks for helping me see my downfall.

So I am trying to find  a GC for upcoming potential BRRRs and not sure where to start.

I am house hacking right now and I just bought my partner out of the house and he moved out. With that being said I have a whole third floor that I want to renovate. Would it be a good idea to vet a new Gc by getting estimates on rehabbing the third floor with carpet and mainly renovating the bathroom? Is there a website I can have people bid on the work or what is the easiest ways you have found to find the best GCs?

@Account Closed Are you new to the real estate game or new to the calculators. if you are new to the real estate game its more of what you can provide to your potential partner if he is putting up all the cash. Most people would not put up 90k to a stranger who has no experience in RE.

Also the property is in Lorain which is far west Cleveland. Although the numbers look good depending on where the triplex is it could be in a bad area as Lorain and Elyria arent the most desirable areas.

I am no expert just what I see. Lorain is a flat market and although you shouldnt bank on appreciation there most likely wont be any.

I read in your previous post you were buying 5k 10k 12k 15k properties, I am sure that was a long time ago, but I would guess those would be in D neighborhoods? Is this correct? One thing I have had problems with and heard with the podcast is to buy in the best neighborhood you can afford. Do you disagree with this and prefer to go with lower neighborhoods because Cleveland is going through a revitalizing time? Thanks for all your knowledge. Its 1000% more inspiring to know you are local!

@Frank Wolter Amazing story and great tips!

I am happy to know I am well on my way as I have already achieved everything you propose and am working on the whole swinning hammer thing. If there was ever a guy who has absolutely no idea about rehabs and fixing houses its me but i had to deal with pesky squirrels and flashed my roof and started with small changes like painting kitchen cabinets to white and painting the hardware and man just that made a difference.

I am debt free, no car payment and analyzing deals everyday. I already do everything you advise....minus the vacation thing cause I enjoy travelling but am super frugal other than that.

Just following your next advice of waiting now. It does seem the market is too hot. However, with that being said I am sure you are buying more properties right? Do you really advise a newbie investor like myself to wait till the market crashes again?
