Are these ceiling tiles easy to fix?

Those are NOT drop ceiling tiles. They appear to be glue up. Or concealed grid tile (I doubt they are concealed grid, that is a commercial system)... Either way they they are grooved on all 4 sides. They have splines in the grooves that keep the edges consistant. You should be able to run an utility knife on the edges to cut splines then pull/scrape them off. They are easy to replace, the challange is finding an exact match.I would google Armstrong ceiling systems or USG ceiling systems that would probably be your best bet.

@Mitchell Litam If I had a dollar every time I have seen a ceiling like that in a rent house I could by a duplex free and clear. This is not a drop ceiling. It is USG or Armstrong 4290 ceiling tile. Most are made from wood fibers. I can guarantee it wasnt put in in 1902 when it was built. The dead giveaway for me is the edges I can see and if its screwed in the middle it has to be screwed to something. Its not a drop ceiling. It was likely installed right to the wood ceiling above it. It might have lathe on it but I would bet no if I was a betting man. It locks in to two sides and the other two sides you staple it there. It will be near impossible to get it to look right without a screw in the middle. If it were mine here is what I would do. I would remove the ones that are bad. You will have to cut around the edges to get them out. Look and see what is underneath. It may be it is just plain old sawmill wood that they placed that wall paper on back in the day. If it is just replace the tile with the screw and paint. BUT...it might be that you have that really nice 2 1/2" bead board that was popular from 1880 up until Great Depression. I am thinking that latter because the paper became popular after the Depression because of cost. I would strip it and paint it if so. All this depends on what kind of rent property of course. If its vacant it might even get you another 25-50 a month for a high end ceiling. It has to be worth it though. You can find these common tiles at Lowes or HD.

If its like those we have run into many times you will find they are attached/stapled to strapping. The strapping in our case was nailed/screwed over old plaster/drywall etc into the ceiling joists.We were able to screw 1/4" drywall into the strapping & it has held up well over the years.

I think they are called acoustic ceiling tiles. They can be glued or stapled or both. If you think they may contain asbestos, you could drywall/ sheetrock over the top of it. The biggest concern I would have would be the water damage from the tiles. Is the roof new? Is there any type of damage to the roof above there. I feel like either way you are going to have to have to do some drywall work. If it were me I would take off the trim, (carefully as I could) take down the tiles and see what I have. You may be able to put up a cool coffered ceiling or something to accent you cool old house. It does not look alike a drop ceiling to me. Usually those have metal between the tiles.

I've just painted right over them in the past. No issues. I have heard some of these contain asbestos...

I'm with @Mike Reynolds, it's the staple to the lath strip product. I recently had to replace some water damaged ones, and having struggled with this stuff in the past to do a decent repair job because of the blind tongue & groove nature of it, went to Harbor Freight and bought a 1/4" air crown stapler for $20. With 1" staples it did a fabulous job of stapling up the tiles from the front surface, and then it was nothing to fill the little grooves with spackle and paint it. The right tool makes all the difference!!

WOW! I am overwhelmed by the amount of responses. Thank you so much! I don't know much about houses but want to get better and now I feel confident about these. All you guys are super awesome. @Mike Reynolds Thank you so much for the in depth detail on how these are installed and held into place. How did I not even think to paint? The tiles are drooping a little so you think if I just screw them they will be more flush? Any particular paint recommendations for these?The roof has been replaced. I think the old owner waited a little bit too long to replace the roof. It looks like there is damage leading up to the third floor and what looks like hairline cracks in the paint that go straight down. Someone said I can sand them down and apply some type of filled maybe mud them and then paint over it. Ill have to take a picture when I get home.

My parents house had these, installed in the 1950's and they are an interlocking tile that was attached to wood strips. They can also be glued up if there is a surface underneath. In my parents house, we just installed sheet rock over it and problem solved. The damaged tiles in your photo were screwed up because they were falling, maybe due to water damage. The screw is probably into a wood strip. The screws are in a row which is why I am assuming there are wood strips.The tiles don't look horrible. I would use wood filler to patch the screws, then prime the ceiling with a stain blocking primer. Then paint the ceiling. I wouldn't try to patch the tiles. It could be hard to match and they are interlocking, so the new tiles will end up being screwed most likely. You will have to paint because the new tiles won't match.Second choice would be installing sheet rock over it. Third choice would be removal, just because of asbestos concerns and time.
