It just seems like there's SO many moving parts, and neither of us has ever even been a landlord yet. So, we're not looking for the home run just yet - a simple base hit would be great. We want to eventually feel confident bringing a C- property up to a B+, but maybe we'll just start with B- to B (i.e., a stable cash-flowing duplex/triplex with tenants already in it, and as the tenants move out, we do a simple cosmetic upgrade before renting the unit out it at a higher price).

The reason for this post is that we have no team assembled at the moment. We know we'll have to do some interviews and due diligence before we finally find those team members that we truly harmonize with and are going to be our people. But we thought it would be great to start with advice and recommendations from the BiggerPockets community - especially those that know Pittsburgh.  So, if you have an investor-savvy agent, contractor, handyman, property manger, lender, insurance agent, attorney, etc... that you think could really help us jump-start our journey, please reply and let us know. 

I just closed on a 150K HELOC and I'm looking to use it in the most effective way possible in PGH. My buddy and I are pretty intent on starting by investing in cash-flowing multifamily rentals (2-4 units), B- properties in B neighborhoods, priced 350K and below, with a monthly cash-flow per unit of at least $200, and Cash-on-Cash return of at least 7%. So we're planning on using that 150K as seed money to use toward down-payments on our first properties. But, if you know Pittsburgh like a pro, convince us why we're idiots and that we should be investing in self-storage instead LOL!

Any and all advice is welcome. And don't forget to let me know if there's anything I can do to help you as well. I'm looking to make as many connections as possible and play my part in helping us all reach our goals - for ourselves AND our little ones.

The city is constantly improving, people are moving here for high-paying tech jobs and neighborhoods are changing rapidly. There's still a great opportunity to buy cheap and watch the value of your property sky-rocket. I’d agree that any parts of the East End anywhere near Google HQ are getting quite pricey and gentrified. My current research shows some good prospects in the South, like Allentown or even Carrick, but there are some gems up North, too, I’d think.


 I haven't been able to find a great property management company but I'm sure others can help with that part. For what its worth to all on this thread, I'm convinced Wilkinsburg is the next up-and-coming neighborhood. I know some might call me crazy, but the recent talks about merging with the City of Pittsburgh have people on high alert. I've heard from one developer that the second the two merge he's building in Wilkinsburg ASAP. There are parts of the neighborhood that are better than others, of course.

 Awesome. I have bought my last two properties in Wilkinsburg. I'm not sure if I'll keep focusing there or look elsewhere. The taxes are crazy even for low property values. I'd love to meet and talk about real estate if you're interested!

Okay. Weird flex to go search me on Linkedin, but fine. Sorry you must have missed the two times I said in my post that I'm not taking a position on the bill. So I won't be giving you a source, because I didn't write the bill and I'm saying AGAIN I'm not taking one side or the other. Just because I work for the city doesn't mean I wrote the bill. I'm literally only commenting to correct you that council does have public comment every week, two times a week, where folks can give their opinion on legislation. Again, the link you posted is a meeting where they are deciding how the commission will enforce the bill. You should have showed up at council meetings before they voted and rallied your other concerned investors to speak on the matter. That is literally all I'm saying. There were maybe 1-2 landlords each council meeting and about 10-15 activists (or more) pushing for the eviction moratorium. All I can say is that I hope this all passes soon, things return to normal, and we won't have to worry about it anymore. I think it's a really tough spot to be in, it's scary to me to be a landlord and think that tenants might not pay because of this, but also I think that if you are a nice person and a good landlord and you work with your tenants they're going to want to work with you and help you figure something out, a payment plan or whatever it might be.

I don't have an opinion on the bill but saying "Only afterward are they listening to people on the matter" is wrong. There were 4 opportunities for people to attend City Council meetings and give public comment. Every single week on Tuesday and Wednesday at 10 am city council listens to the public during public comment. I dont have anything to say one way or the other about the bill, but they definitely did listen to the public. You can also always call a city council office and give your opinion. The link you posted is for the Commission on Human Relations who is deciding on how to enforce the legislation, no ability to make any changes to the bill once it was already passed.
