Have you engaged with wholesalers in the area you are looking at?  While their repair costs and ARV numbers might be overly optimistic, they are often local and can get you the information you need to make a better decision.  Look at using the calculators offered here and use your numbers to see what the deal looks like.  They cost you nothing and will do the bird dogging for you . . . then you can choose which property is for you.

We are in Mississippi but have bought the last few properties in PA but we have friends and family in the are that can do the legwork for us as well as agents we can trust for ARV values.  I would be happy to discuss some areas that are a lot closer to you that might fit the bill in terms of what you are looking for . . . feel free to message us.

Finally, don't forget the family you have here on BP . . . we can look at a deal and give you feedback from our experience on repair estimates, time line, etc.  We have found that there are a lot of really savvy investors here and have always gotten great advice when asking questions.

I'm in Pittsburgh and actively investing. I would suggest working with an agent in the area who is an investor/investor friendly and really willing to go after deals for you with motivation, honesty, and dedication.

 Editing to add - I only say this is a good deal because of the potential for appreciation if it is in fact in Squirrel Hill. However, I just looked on Zillow because I was in a bit of shock that there could be a duplex in this neighborhood for so low and saw one in a neighboring neighborhood called Greenfield under contract at $235k. This isn't Sq hill and does change my opinion on the deal.

Hi there! Why are you running the numbers with the assessed value increasing to sales price? That's not something I've heard done and in Pittsburgh you can only assess up to 85% of the sales price. That should help your numbers and I wouldn't calculate numbers that way because here it's not automatic that they increase the assessed value, the school district has to appeal to the county on a house  by house basis and then you have a hearing.

I have a good lawyer I can recommend if you still need assistance with this. Although, having an LLC is not a requirement to purchasing property as others mentioned!

Great property. I'd make sure you're allowed to use those other two rooms as planned - wouldn't want to get into a tricky situation with the City - especially since there's upcoming rental registration (let me know if you need more info on that). Sounds like the numbers work well without them anyways and would be a homerun with the airbnb. Congrats!!
