Yes I think so.. I rented my place in Brookline for $1600 3 bd /1 ba, Brighton Heights 4 bd/ 2ba $1650, Wilkinsburg both 1 bd /1 ba utilities included at $825 / $795.

I have one currently listed for a client -  I've had a bit of a hard time with but the rental price is too high and I've been slowly lowering it to something more reasonable for the area its in.

 I've just filled four units relatively quickly with qualified tenants because I priced them fair and they are really well-maintained all over Pittsburgh - Brighton Heights, Brookline, Wilkinsburg. I think you can find a good tenant any time of year.

Yes both the listing and selling agents received commission as usual

Are you also open to on market deals? You could submit a seller financed deal on market. I did that and it worked well. I looked up the seller on the county's tax website, reached out to her on Facebook explaining I was interested but only if she'd consider seller financing, she said yes, so I went to view the property. She met me there even though her and my agent were both there, we hit it off. She accepted my offer over cash offers. 

As for your off-market strategy, how are you reaching out to folks? Calling them, sending letters, etc? I would say a hand written letter usually works best in getting calls.

Are my expectations with BRRRR too low here? I already spoke with an agent & contractor that have been super helpful with all my questions. I just cannot get the numbers to work out to fully recoup all the money I would put in. Should I just consider a different market where I have a better chance to recover more of my cash invested?
