Options for Reno loans for Owner-Occupied Multi-family

Looking into house hacking a Multi-family in Pittsburgh, preferably a 3 or 4 Unit. Wondering if anyone has recommendations for local lenders with better rates or terms than large national banks, for Renovation loans. Looking for options in terms of low down payment conventional renovation loans as opposed to the FHA 203K, so I don't have to refinance out at the end of the Reno. Also, looking for some guidance in regards to requirements of each of the different loans. I was thinking a 5% down Homestyle Renovation loan maybe my best option, but now I am hearing it may not be available for Multi-family. Any guidance and recommendations would be greatly appreciated. Thank you in advance.
