Blair - I am concentrating on wholesaling. I specified equity in order to find properties where owners have room to negotiate.

After 6 months of disappointing responses with postcards I switched to yellow letters. My first mailing dropped last week and I received a 4.5% response rate; however most calls were not motivated ("if its the right price I might sell"). It's a numbers game so possibly my follow-up letters will prompt better qualified responses.

Who do you use for your lists?

Does anyone have experience with setting up a land trust in SC? I have done it in Florida, which is relatively easy. Any help is appreciated.

@samantha M. I was sending to the same 1000 owners each month. That was the list from Listsource that fit my criteria: out-of-state, 51%> equity, SFR, $70k-180k range.

I have been sending postcards to 1000 Absentee Owners with specific criteria for 6 months. My response rate is less than 1%. During the past two months, I have received zero calls. Very disappointing.

I started by sending a simple yellow postcard - which resulted in a deal. Since that time, I went with Postcardmania for a slick looking card but have received nothing.

What type of Postcards do you send?

I am going to use Jerry Puckett for a mailing of 400 to see what results I get. I have been doing postcards to absentee owners and have had little response.

Jon - can you give us an idea of the types of calls you did receive from your campaign? Were they tire kickers? Angry owners?

I look at ads on Craigslist for motivated FSBO's but much like Jerome, the majority are wholesalers, evident by the language of the ad. I know a lot of people say Craigslist is great for finding sellers but I have not found that to be the case in my area.

Nathan - by the time you get to closing, all paperwork is complete (and awaiting signatures) and checks are cut because the end buyer has previously wired his/her money to the title company.

As for simultaneous/double closings, if you don't want the seller or buyer to know your fee, make sure you inform the title company of that so the proper HUD can be prepared. My last two deals were double closings; one showed what the A-B purchase price was on the B-C HUD so my end buyer knew what I was making - I didn't like that. The next deal did not put that information on the HUD but I had to make sure I asked that it not appear.
