Hi @Karl Wertz, Are you using a contractor or doing the work yourself? If the job isn't done right it is going to stand out like a sore thumb. Personally, I will call the county (don't give them the address) but just say that you are an investor and have some questions. Ask your contractor and even your title company. You are bound to get some first hand experiences if you start with those places. In my experience it is very neighborhood based at times and can be a grey area better addressed than risked.

My husband and I have two rental properties available now. The first is in 46219 (high rental area) and has just been rehabbed and move in ready. The asking price is 99k, ARV 128k.

The other Noblesville property that we have would require a rehab to bring it up to date but it has good bones. Purchase Price: 47k, ARV: 1401k

Hey @Lawrence Williams, I would love to hear how your Cleveland experience has been thus far. We are also in a similar boat with just getting started in the area. We have done some direct mail and social media marketing up to this point. My husband and I are remote flippers and wholesale when we have more deals under contract than we can fit into our portfolio at the time. 

We just got the verbal "offer accepted" on a property in Bay Village. We are waiting for all paperwork to come back signed then will be wholesaling it. Should be an easy 20% ROI.

Dealing with 10k houses that need extensive rehabs (b/c they will) is going to present many challenges.  I also agree with some of the above statements about tenants. It is VERY difficult to find a tenant that you won't have rent collection issues with or property damage.

I agree with @Jonathan Pflueger, I would start with educating yourself. Meetup groups and seminars are a great place to start.

Hi Rick, 

It sounds like you have a good head on your shoulders and would do well. My husband and I both hold and flip properties in Atlanta among other markets. It all really comes down to the numbers. With either situation I would say your first move should be learning how to evaluate the different strategies. Next, build your power team. I will make sure that I have multiple sources of information and always verify. 

We have built wealth through both investment strategies in our self directed IRA. If you are not familiar with investing using your SDIRA, it would be something I would recommend looking into.
