I am an investor from Southern California who invest in the Dallas area. Does anyone know of some good ways to connect with investors in Dallas through networking groups remotely?

We follow the 4:1:1 model (4 wholesales, 1 flip, 1 hold) and are looking for a few things.

Hi Charlie, 

I would have to disagree with many of the statements. We have had success in 13 different states and have a great system in place to take care of all of the "unforeseen" things that can happen. We plan so they really don't become "unforeseen" at that point. 

I can definitely respect many of the points that you had made coming from a old school perspective but technology today has opened so many other doors. 

We are a part of a group that does thousands every year and have many of our colleagues doing the same.

That's a good start. You just have to jump in and get rolling to be able to ramp it up. Chicago has some great investment areas.

I am an investor working in several different states and we be getting into the Milwaukee market. My We are currently in California, Washington, Texas, and Michigan primarily.  

Can anyone give me some info on areas in Milwaukee that have investors in the area doing fix and flips? 

We will be ramping up to 8-10 deals per month in the area with 3-4 of the deals being fix and flips.

Hi Jeremy, 

The house is in University Dist. and near Bagley. Yes, I completely agree with you that the rehab has to be done right. The smallest thing can turn off a prospective buyer. 

Let me know if you are interested in the property as I am still considering wholesaling it out. My contractor came back with 35k for repairs so we set it at 40k to account for contingencies. Still leaves at 24% ROI when it is all said and done.
